Job Description:

The Director of Real Estate will be responsible for ensuring adequate processes, documentation, facilities, and systems are in place to manage a 20-plus property portfolio totaling over one million square feet. This is an enterprise-level position, serving as the firm's real estate expert to deliver end-to-end real estate solutions from lease transaction to move-in, working in close coordination with senior leadership and the firm's real estate core team.

ESSENTIAL FUNCTIONS

These essential functions are primary job duties that incumbents must be able to perform unassisted or with some reasonable accommodation.

  • In conjunction with executive leaders and the Chief of Business Operations, develop annual, and long-term strategy as applicable, for real estate space planning, relocation requests, new site evaluations, and long-range plans for future growth.
  • Provide support for and work with internal teams who provide advice for legal and business review of proposals, contracts, budgets, permit applications, and leases.
  • Develop processes to drive site selection and deal closure including negotiation.
  • Provide regular, periodic, and specific data, reports, and analysis to firm leadership.
  • Create, maintain, grow, and foster quality relationships with existing and prospective landlords, brokers, architects, and contractors.
  • Engage and coordinate with IT, security, and key business leaders as required for all projects and site work.
  • Oversee the real estate financial planning process; serve as a resource to the firm's financial analysts in budgeting, forecasting, and reporting, and oversee the administration of capital and expense budgets for all construction projects.

SPECIFIC SKILLS REQUIRED

  • Strong transaction and negotiation skills in the real estate environment.
  • Professional project management skills in the design and construction of real estate projects.
  • Delivery of individual projects within the budgeted capital cost and agreed timeframe.
  • Regular reporting to key stakeholders and Senior Management.
  • Collaborative leadership and management style.
  • Must be comfortable in a matrixed organization with a variety of stakeholders.
  • Must be self-motivated and take the initiative to achieve business goals.
  • Must be highly detail-oriented and organized with strong analytical abilities. Strong time-management skills including the ability to handle multiple projects.

EDUCATION AND EXPERIENCE

  • Bachelor's degree and minimum of seven years managing a real estate portfolio, construction programs, budget control, estimating, design, construction coordination, and project scheduling.
  • Professional certificates in real estate or other advanced training is preferred.
  • Experience in a law firm or professional services environment highly desirable.

This position is eligible for an annual discretionary bonus, 401(k) plan, medical, dental, and vision insurance, accrued paid time off plan starting at 20 days annually, personal medical and parental leave, up to ten paid holidays, and family care benefits. This position may be filled in the following location(s). The compensation depends on qualifications and experience.

Washington State compensation range: $168,080 to $302,660 annually.
