Position Description
Facilities Maintenance Supervisor- Oversees the daily building operations by planning the daily work schedules of the maintenance technicians and outsourced service providers and guiding them through the nature of their work, also dividing the work amongst the workers according to their interests, aptitudes, skills and interests within the Chicago Office Campus buildings. Maintaining and meeting financial expectations within the approved departmental budgets. Evaluating and prioritizing Capital & Expense projects. Providing the leadership for implementing, training development, continuous improvements, and follow-up process of improvements to ensure a high level of customer satisfaction. Providing motivation and evaluating the development of maintenance technicians by offering different incentives and coaching of team.
* Supervise staff to ensure proper operation of Chicago Office Buildings, including predictive, planned, and breakdown maintenance for all MEPs as well as finishes. Also will include full life- cycle responsibility for turn-key projects.
* Perform root cause analysis on equipment and system failures by utilizing the Building Automation Systems (BAS) to diagnose problems and identify solutions. Create reports out of IWMS and BAS for management as requested or required.
* Manage IWMS to insure all appropriate building system components are maintained and all costs are recorded to assist in future decisions.
* Assist Facilities Maintenance Manager in creating and maintaining operational forecast and budget for functional area and a 10 year capital and project plan for functional area.
* Supervisor responsibilities consistent with position including work assignments, performance excellence, team development, salary planning, communication, and team building to ensure highest level of customer service is provided to all employees.
* Analyze preventive and predictive maintenance programs for effectiveness and efficiency and develop programs where none exist. Also ensure best practices are developed and documented.
* Utilize the IWMS to generate equipment PMs and work assignments to repair, replace, or remove equipment, fixtures or furniture.
* Knowledge of building standards for safe workplace practices and administers safety and emergency procedures.
* Actively builds relationships across functions/businesses that bring value to the company, encouraging the participation and perspectives of all team members, regardless of background; mentors and empowers others to achieve success

Position Requirements
* Associates degree and/or equivalent experience in large commercial property maintenance, repair and operations.
* Five to seven years' experience in:
o Operating large commercial building systems
o Building management systems
o Supervising staff and consultants
o Servicing large groups of customers
o Record document management
o Computer operation and programs i.e....Microsoft Office
o Enforcing standards through informal authority
o Establishing and completing projects by deadlines
o Project management
* Thorough knowledge of HVAC principles; refrigeration cycles, piping and pump fundamentals, water treatment basics, fire tube boiler operation, electrical distribution and control, chiller operation, and cooling tower operation
* Strong oral and written communication skills, including the ability to listen and translate diverse technical information and points of view into cohesive solutions.
* Self-motivated, ability to work with minimal supervision, and highly organized.
* Prioritizing workloads for staff of 5-10 technicians.
* Developing operational capital and expense budgets
* Mentoring and coaching a staff of 5-10 employees* Supervise staff to ensure proper operation of Illinois Distribution Center, including predictive, planned, and breakdown maintenance.
* Diagnoses problems and identifies solution processes of all building equipment/automation.
* Manage Tririga (CMMS), computerized maintenance management system, to insure all appropriate building and operational assets are maintained and all costs are recorded to assist in future decisions.
* Well versed in Electrical (controls, distribution) and PLC's(Programmable logic Controllers) with associated communication networks.
* Responsible for creating and maintaining operational forecast and budget for functional area.
* Responsible for creating 3-5 year capital and project plan for functional area.
* Assist Facilities Maintenance Manager with developing and documenting best demonstrated practices in accordance with the company goals and objectives.
* Assist Facilities Maintenance Manager in developing and achieving both short-term and long-term goals for the department.
* Motivate and develop staff to create high level of customer service and long term plan for Company assets.
* Create an environment that promotes continuous growth of direct reports.
* Review and make changes within the Facilities team for optimal support.
* Analyze preventive and predictive maintenance programs for effectiveness and efficiency and develops programs where none exist.
* Review Operation(s) requests and respond appropriately or assign to subordinates.
* Create reports out of Microsoft Exel/Tririga System for management as requested or required.
* Evaluate and recommend modifications to Operational Equipment (conveyors, PIE, Goods to Person) equipment to improve performance and efficiencies to improve Operational goals.
* Manage disaster recovery plans and efforts.
* Act as a single point of contact for Building contracts and services.
* Manage Shockwatch/Fleet management systems for efficient and proper utilization of PIE Equipment.
* Assign and prioritize work for Facilities Technicians and Lead Technicians.
* Create performance plans and reviews for direct reports.
* Monitor and assist contractors working in facility ensuring quality and safety.
* Assist regulatory agencies or inspectors as needed.
* To ensure work to be performed to be consistent with local and national building codes.

* Assist in creating and maintaining departmental processes and procedures that are aligned with our internal business partners.

Working knowledge of all equipment and assets the Facilities Maintenance Organization is responsible for maintaining.
* Recommend solutions to complex problems in areas of expertise and assures utilization of efficient work practices.
* Coordinate with internal customers to ensure appropriate execution with minimal disruption of business operations.
* Identify process improvements for implementation and recognize potential problems.
* Interface with different levels of management within the company as well as with vendors, suppliers, and contractors.
* Utilize effective written and oral communication skills that enable easy understanding of technical information being communicated.
* Knowledge of building standards for safe workplace practices. Assist in developing and monitoring compliance procedures.
* Participate in project design process to insure systems, mechanical, electrical, and plumbing building standards are maintained.
* Analyze utility consumption to verify operating efficiencies and modify operating procedures as necessary.
* Manage projects from inception to completion by working with contractors and consultants.
* Establish and administer safety and emergency procedures.
* Responsible for ensuring all building records are current and accurate.

REQUIREMENTS

* Associate's degree and/or equivalent experience in large commercial property maintenance, repair and operations.
* Five to ten years experience in:
o Operating large scale DC and associated equipment.
o Building management systems
o Supervising staff and consultants
o Maintaining Automated Material Handling Equipment.
o Basic computer operation
o Enforcing standards through informal authority
o Establishing and completing projects by deadlines
o Project management
* Thorough knowledge of Industrial Material Handling Equipment, I/O device network systems ie. Profibus/CanBus/Ethernet, Programmable Logic Controllers (PLC), Motor controls/Drives, and Power Distribution Systems.
* Strong oral and written communication skills, including the ability to listen and translate diverse information and points of view into cohesive solutions.
* Self motivated, ability to work with minimal supervision, and highly organized.
* Ability to lead and prioritize workloads for staff of 15-20 technicians and Housekeeping Staff.
* Must have working knowledge of Microsoft Office, BAS (building automation systems), Fire Protection systems, and Local Building Codes.
* Working knowledge of forecast and budget process.
Ability to lift 50-80 lbs. occasionally. Occasional work must be performed outdoors.
* Proper building operation will result in optimal operating expenses and a safe and healthy workplace for building occupants.
* Properly managed maintenance program will extend the life of building systems/equipment thereby prolonging the need and cost of replacement.
* Speedy and competent service delivery to occupant needs will results in a more productive work environment.

* This position reports to the Facilities Maintenance Manager and is responsible for directly supervising a staff of non-exempt employees. Additionally, this position will be responsible for managing outsourced services providers when required.
* Internal contacts include:
o MR0 Purchasing representatives to assist in the procurement of supplies and services
o Facilities Services Manager, Facilities Services Supervisors to coordinate any
building needs.
o Real Estate Department to coordinate project design and implementation
o All occupants in the Office Building in response to individual requests
* External contacts include:
o Architects, engineers, and contractors to develop design solutions and implement projects.
o Local fire Marshall, municipal support service representatives, and Company insurance representatives for periodic inspections and emergency procedure coordination
